All right dammit...so you opted to go with the "dangle" analogy after the anvil analogy, eh?....
Ya see what I did there?  Hiya, Duke.  Great to see you.  I just stopped by between games.  I have three more football games to attend.  My girls are cheerleading.

When you gonna be a Texan or is that still in the works.
No word yet on the timing.  The available seats at the temporary location is around 400.  Our group has not been given a date.  I am expecting something to break loose towards the end of the year with a move date of sometime in the middle of 2016.  In the meantime, I get to sit and watch property values go up at roughly 10% per year....
You know what general,part of town it is in?
The property bumps against the south side of 121, right where Plano and Frisco come together.  I have been watching property in Prosper, McKinney and Celina...damn real estate prices are just freakin stupid....not to mention property tax around 2.5%
That is a nice area is why it is expensive.  Property taxes are even higher here if that makes you feel any better.

No income tax and only about $75 a year to register a car which helps.
No doubt the area is nice.  The wife and I really like it.  It helps that when I retire, we can drive to Houston and catch a cruise ship with no air fare associated with the trip.  That said, having built a few homes as a general contractor, it is tough for me to wrap my head around a house built on a slab.  I understand the soil and substrate conditions that make that a requirement but I am still not too fond of that.  We will bite our lip and try to find something on about an acre that we can afford.  I will likely have to make some concessions with respect to my commute in order to find something that I can afford.  I may have to go to Farmersville to get what I am looking for at a price I can live with.  I have to have a man cave and a little yard.  That postage stamp yard crap in Plano just won't cut it.....
Believe me I feel pain but commute length can be a major thing there unless you can do what I do and commute ouside the heart of rush hour both ways.  I work 6:00 am to 3:15 pm

My work day is typically 6:30am till 6:00 or so pm.  I know that commute in the area can really be a bear.  My thoughts with respect to the commute are this:  by the time I move, I will be roughly 24 to 36 months from retirement.  I can deal with a crappy commute as long as I know that it is not forever, provided it gets me what I want.  I really have to have a man cave though.
