Hell yeah it is but a portion of that time is devoted to getting this MF'r ready to sell. Amazing how much crap you live with and don't worry about that you got to take care of to sell it. And then there is the hail and termite chit to deal with. Got to replace 70 feet of wood fence torn up by the wind and hail but posts are fine at least, that is next weekends project.
